How to judge any gated community in Medchal
The Medchal corridor has projects at very different stages, and the phrase “gated community” is not regulated. These checks separate a genuine shared-amenity community from a marketing label, whichever project you are comparing.
Count the households sharing each facility. One pool across 180 homes is a different proposition from one pool across 600. Ask for the sanctioned unit count, not the marketed one.
Ask what is built versus rendered. Request photographs of the clubhouse and amenities as they stand today, and compare them against the brochure images.
Check the maintenance model. Find out the current per-sft rate, what it includes, and the date the association is expected to take over from the developer.
Verify the registration. Look up the project on the official TG RERA portal yourself rather than relying on a number printed in an advertisement.
Visit twice. Once in daylight to see the site, and once at your real commute hour to see the approach road and the gate under load.
